Why is land harder to sell than a house?

It comes down to financing. Land loans are simply a tougher product than home mortgages, for a few concrete reasons:

  • Higher rates and bigger down payments. Vacant land loans typically run 1–3% above standard mortgage rates, with lenders usually requiring 20–50% down depending on the type of land.
  • Most banks won't touch it. Large national banks generally don't offer land-only loans as a core product, buyers have to seek out local community banks, credit unions, or specialty/farm-credit lenders, which narrows the pool of people who can even get approved.
  • No home means no easy collateral. Lenders see raw land as higher risk since there's no structure backing the loan's value and no rental income to make payments, if a buyer defaults, land is harder to resell than a house.
  • Buyers often need a specific plan. Lenders typically want to see a documented purpose for the land (a home site, agricultural use, etc.), land bought purely to hold or resell later is the hardest type to finance at all.

The practical result: even a motivated buyer for your land may spend months trying to get approved, or may not qualify at all, which is a big part of why land routinely sits on the market far longer than homes, and why so many land sales end up needing seller financing just to get done. I'd probably get a higher price with a realtor, is that true?

Yes, on paper, a realtor sale can net you more, if it sells at a good price, with no delays, no financing fall-through, and no surprises along the way. That's a real "if," and it usually means months of showings, negotiating, and waiting before you see a dollar.
